Landscaping in Springvale
Landscaping, retaining walls, decking, paving and concreting across Springvale and Melbourne's south-east - measured on site, quoted in writing, built by one team.
Springvale is where MG Landscaping is based, and working from inside the suburb rather than driving in from the other side of Melbourne changes what we can promise on start times and on coming back if something needs attention. Springvale is largely flat, which sounds easy but means falls have to be built rather than found, and much of it sits on the old market garden ground of sandy loam over a heavy clay subsoil. Add housing stock that is mostly 1950s to 1970s brick veneer on generous blocks, and the two most common jobs here are replacing an original single-width concrete driveway that has run out of life, and rebuilding a back garden that has not been touched in thirty years. OUR STORY
MG Landscaping works out of Springvale, so the yards we build here are in the streets around us rather than at the far end of a two-hour round trip. The suburb was market garden country before it was housing, and the legacy of that is a decent depth of sandy loam sitting over a heavy clay subsoil - good news for turf striking quickly, bad news for water, which reaches the clay and stops. The other constant is age. Most Springvale housing went up between the 1950s and the 1970s, which means original concrete driveways are now well past fifty years old, narrow, cracked and often lifted by street tree roots, and it is the single most common job we quote in this suburb. Back gardens here tend to be generous by modern standards, which gives room to do something properly rather than squeezing an alfresco into a courtyard. A lot of Springvale households are multigenerational, and the brief we hear most is a yard that gives space for growing vegetables at one end and a low-maintenance paved area for everyone to sit at the other.

SERVICES WE OFFER IN Springvale
Flat blocks are the defining technical challenge in Springvale, and it catches people out because everyone assumes slope is the hard version. On a sloping site water leaves on its own; on a flat Springvale block every fall has to be constructed, which means paving and concrete are set at around 1 in 100 away from the house and taken to a legal discharge point rather than allowed to find their own way. Under the topsoil, the clay subsoil does not absorb, so a paved area laid without falls will hold sheets of water against the brickwork every winter. The market garden topsoil is genuinely good for planting and for laying turf, but it has to be kept as topsoil rather than compacted flat by machinery in the first week of the build. On the older streets, mature street trees are the other consideration, and roots lifting a driveway slab will lift a new one too unless the base is rebuilt and the slab jointed properly. Where the block sits lower toward the Dandenong Creek side of the suburb, we usually add subsoil drainage before anything else goes in.

Why choose us in Springvale
Being local is not a marketing line here - it is the reason we can get back to a Springvale job quickly when a lawn needs checking in its first fortnight or a paver needs relaying. Maung Maung runs the jobs personally, so the person who quoted your yard is the person on site, and there is no subcontractor in between who never saw the original conversation. We price by measurement after walking the block, and the written quote breaks out the excavation, base, materials and finish so you can see exactly what you are paying for and compare it properly against anything cheaper. Springvale sits in the City of Greater Dandenong, and we handle the vehicle crossover permit process directly when a new driveway needs one rather than leaving that paperwork with you. MG Landscaping operates under ABN 98 441 884 074 and carries public liability insurance, and the certificate of currency goes out with the quote on request. Call 0423 422 866.

SERVICES WE OFFER IN Springvale
We work right across Springvale and each part of it throws up a slightly different job. The older streets between Springvale Road and Westall Road hold the most original 1950s and 1960s housing, and that is where driveway replacement and full back garden rebuilds come from. North of Heatherton Road and out toward Police Road, the blocks tend to be a little larger and the work is more often a full landscape build with retaining and a new alfresco. Around Athol Road and Lightwood Road we see a lot of unit and dual-occupancy developments where the brief is a compact, low-maintenance courtyard that still has to drain properly. Down the Sandown Road end, closer to the low-lying ground, drainage comes first and everything else is designed around it. Springvale is our home suburb, so we know which of these conditions applies before we arrive, and the site visit is about confirming the detail rather than discovering it.

Landscaping In Springvale
We price by measurement rather than by the day, so the figure depends on what is being built. On average across Springvale blocks, a driveway replacement of around 40 square metres runs $4,000 to $6,500 in plain concrete, a 100 square metre turf replacement with full preparation is $2,200 to $3,800, and a full back garden rebuild falls between $15,000 and $35,000. Every job is unique, so these are averages rather than quotes. You get one written fixed figure before any work starts rather than an hourly rate that grows. Call 0423 422 866 to have the block measured.
Most of them are original to houses built in the 1950s and 1960s, so they are past fifty years old, and many were poured thin with little or no reinforcement by today's standard. Street tree roots are the second cause, lifting slabs from below along the older streets. The third is the clay subsoil, which swells and shrinks with the seasons and moves an unreinforced slab with it. A replacement laid on a properly compacted crushed rock base with mesh on chairs and control joints at 3 to 4 metre spacing does not repeat the problem.
For concrete inside your own boundary, generally not. For the crossover, which is the section between the kerb and your property line, the City of Greater Dandenong requires a vehicle crossover permit for any new or widened access, with specifications for width and profile that have to be met. We check what applies to your address and handle the application as part of the job. A crossover poured without approval can be ordered out at your own cost, so it is not worth skipping.
The existing lawn needs spraying out and removing rather than tilling in, because couch and kikuyu regrow through new turf from the smallest scrap of runner. After that, 50 to 100 millimetres of sandy loam underlay goes over the prepared base so the roots have something to strike into. Springvale's market garden topsoil is a genuine advantage here and often needs less imported material than newer estates further out. The area is then screeded flat with falls away from the house before a single roll goes down.
Yes, and it is one of the most common briefs we get in this suburb. Because the block is flat and the subsoil is clay, water has nowhere to go unless falls are built and drainage is installed. Typically that means regrading the lawn area, installing agricultural drain wrapped in geotextile through the low points, and setting any new paving or concrete to fall to a legal discharge point. It is not glamorous work and it is not the part people budget for, but it is what stops you rebuilding the same yard again in five years.
We work across the whole of Springvale, from the older streets near Springvale Road through to the Sandown Road and Police Road ends. Springvale is our home suburb, so nowhere in it is more than a few minutes away. We also cover the wider south-east and east including Doveton, Hallam, Endeavour Hills, Berwick, Rowville and Ringwood. If you are on the boundary and not sure whether you count as Springvale, call 0423 422 866 and we will confirm on the spot.
